Chula Vista’s bayfront is poised for a major transformation with the introduction of the Pangaea Chula Vista Sports Entertainment District—a 124-acre development that aims to redefine the region’s sports, hospitality, and tourism scene. Spearheaded by the McGarey Group, this ambitious project is part of a broader redevelopment initiative in partnership with the Port of San Diego and the City of Chula Vista.

Set near the Otay District and Chula Vista Marina, the Pangaea Chula Vista Sports Entertainment District would feature a dynamic mix of sports and lifestyle amenities. Plans include three hotels offering up to 700 rooms, a professional tennis center in collaboration with a yet-to-be-named elite athlete, a dedicated water polo academy, and a multi-use stadium designed for tournaments and live events.

But this new district goes beyond athletics. Developers are also proposing two golf courses, an IMAX theater, and over 300,000 square feet of retail space. A forward-thinking addition includes 150,000 square feet dedicated to aquaculture and bluetech innovation, reinforcing the project’s commitment to sustainability and regional job growth.

The Port of San Diego recently approved a six-month exclusive negotiating agreement, giving the development team time to conduct a detailed market analysis and formalize key partnerships. Progress on the Pangaea Chula Vista Sports Entertainment District will be monitored closely through regular updates to the Port board.

Community feedback so far has been overwhelmingly positive. Residents throughout the South Bay have expressed excitement about the proposed tennis center and expanded access to racquet sports, especially with the current shortage of public courts for both tennis and pickleball.

Tourism and economic leaders believe the Pangaea Chula Vista Sports Entertainment District could draw visitors from across Southern California and neighboring Baja California. Its proximity to the newly opened Gaylord Pacific Resort & Convention Center creates synergy for future conventions, family trips, and sports tourism.

“The fusion of mixed-uses with globally recognized sports, entertainment, dining and wellness will bring the water to the land and the land to the water for the community and tourist alike, all in a thoughtfully curated environment, capitalizing on the optical business and motion of the harbor,” according to a joint letter from F. Denver McGarey and Gerald Divaris, the project’s developers, to Port President and CEO Scott Chadwick. “A true mission to change the lives of the people.”

Greg Mueller with Tucker Sadler Architects is the lead architect for the project. His notable work includes The Rady Shell at Jacobs Park, Portside Pier, and the Sun Outdoors San Diego Bay RV Resort in Chula Vista.

While there’s much optimism, city planners acknowledge the importance of addressing community concerns, including traffic flow, environmental impact, and long-term neighborhood integration. These considerations will be reviewed in future public forums and environmental assessments.

Port officials see the project as a rare opportunity to boost the regional economy and elevate Chula Vista as a prime destination for both leisure and business. With a seasoned development team and rising demand for sports-centric tourism, the Pangaea Chula Vista Sports Entertainment District is shaping up to be a landmark addition to San Diego’s South Bay.
